TERMS AND CONDITIONS FOR INSPECTIONS

Below you will find Inspecto’s terms and conditions applicable to inspections for properties that are for sale or sold.

Inspection Fees

Pricing options: For properties that are for sale or sold, inspection fees can be settled in one of two ways:

  • Upfront payment: Discounted fees apply. Payment is due after the inspection and before certificates, reports or quotations are released.
  • Payment on transfer: Payment can be arranged from the sale proceeds, provided we receive a written undertaking from the transferring attorney before the inspections are scheduled.

Single inspection: If only one inspection is required, the minimum call-out fee is R 740 and must be paid upfront.

Multi-inspection pricing: Where more than one inspection is booked for the same property, a sliding-scale multi-inspection discount may apply. The more inspections completed in one visit, the lower the fee per inspection.

The examples below show how multi-inspection pricing works for a standard house. Your exact fee depends on the inspections selected, property type and payment option.

These examples are generated from the current pricing rules and include VAT.

Please note:

  • Standard house pricing applies to typical residential properties, generally 3-4 bedrooms, single-dwelling premises, with inspection time of up to 1.5 hours.
  • Larger or non-standard properties, including homes with outbuildings, flatlets, multiple structures, farms, guest houses, commercial or industrial premises, may require additional inspection time.
  • If additional time is required, only the inspection that runs over the standard allowance is charged at the applicable hourly rate.
  • If only one inspection is required, the minimum call-out fee applies and payment must be settled upfront. Payment on transfer is not available for a single-inspection call-out.
  • Travel costs may apply outside the general Cape Town Peninsula area.

Procedures

  1. Inspection: The first step in obtaining a COC is to inspect the property to meet the required standards. Inspection fees are payable whether our quote for repairs is accepted or not.
  2. If no faults are found: A COC will be issued at no additional cost once the inspection invoice is paid or an undertaking is received from the attorney.
  3. If faults are found: A detailed report and quotation for repairs will be submitted after payment of our inspection invoice or receipt of an attorney’s undertaking.

Cancelled Sale

If the property sale is cancelled, the seller remains liable for all outstanding invoices, which become payable immediately.

Terms and Conditions for Repairs

Re-inspections

Should you engage another contractor for the repairs, ensure they are qualified to issue your COC. We do not take responsibility for the workmanship of other parties. Occasionally, we may perform a re-inspection, for example when an insurance company uses its own contractor to replace a burst geyser. A call-out fee equivalent to the initial inspection fee will apply.

Repair Costs

Only applicable if faults are found and the repair quotes are accepted.

If repair costs are settled upfront, COD or EFT upon completion of repairs, you will receive a 15% discount. Payment is due upon presentation of the invoice, before the release of certificates. A 50% deposit is required before repair work can commence.

Special arrangements can be made to settle repair costs upon transfer. We will require a written undertaking from your transferring attorney before the repairs are scheduled.

Repair Procedures

  1. Upon accepting the repair quotation: Indicate whether payment for repairs will be COD, with the 15% discount, or upon transfer, at full price with a written undertaking from the attorney to settle from the sale proceeds.
  2. Upon completion of repairs: The COC will be issued once payment is made or based on a written undertaking from the attorney.

Callout Fees

Our call-out fee, being the minimum charge for inspections, maintenance or repairs, is R 740 including VAT.
