Terms and conditions – Property not sold

You have indicated that the property is NOT FOR SALE / NOT SOLD and that YOU ARE THE PERSON RESPONSIBLE for settling the inspection fees.

Below are the terms and conditions you accepted. By accepting the terms and conditions, you have instructed us to proceed with the inspections.

Pricing – please note:

  • The pricing for houses listed below applies to standard homes (3–4 bedrooms, single-dwelling premises) and covers an inspection time of up to 1.5 hours.
  • If the property is significantly larger or includes additional features (pools, flatlets, multiple structures), the inspection may exceed 1.5 hours and will be charged at R 655.00 per hour or part thereof.
  • For larger properties such as farms, industrial and commercial premises, mansions, guest houses, etc., our fees will be charged at R 655.00 per hour or part thereof.
  • Additional travel costs may apply for inspections outside the general Cape Town area (Peninsula).
  • For cases where only one inspection is required per property (e.g. only a beetle inspection), a minimum call-out fee of R 740.00 applies.

PROCEDURES

  1. Inspection: The first step in obtaining a COC is to inspect the property to meet the required standards.
  2. Inspection fees are payable whether our quote for repairs is accepted or not.
  3. If no faults are found: A COC will be issued at no additional cost once the inspection invoice is paid.
  4. If faults are found: A detailed report and repair quotation will be provided after payment of the inspection invoice.

TERMS AND CONDITIONS FOR REPAIRS

RE-INSPECTIONS

If another contractor performs the repairs, ensure they are qualified to issue your COC. We cannot be held responsible for third-party workmanship. A re-inspection (for example, when an insurance company uses its own contractor) will incur a call-out fee equivalent to the initial inspection fee.

REPAIR COSTS (only applicable if repair quotes are accepted)

Repair costs must be settled upfront. A 50 % deposit is required before repair work can begin, and you will receive a deposit invoice. The balance is due upon completion of the repairs and must be paid before certificates are released.
